ENTRY LEVEL STEWARDSHIP SCHEME
All the land at Biggins is entered into this Scheme.
SINGLE PAYMENT SCHEME
All the land is registered for Entitlements under the Single Payment Scheme. The estimated 2009 values of the Entitlements, before modulation, were as follows:-
SDA Land - Lots 1, 2 and 3 - £283.87 per hectare
Non SDA Land - Lot 4 (Biggins) - £249.55 per hectare
Non SDA Land - Lots 5 - 10 (Overthwaite) - £299.20 per hectare
The Entitlements for 2010 onwards, for the eligible land in each lot, will be transferred to the purchasers as part of the purchase price, as far as the vendor is able.
The purchasers are to notify M.B. Hodgson & Son of the required information, on the form provided, by Monday, 29th March, in order that the application can be made before the deadline of 1st April. The RLE1 transfer forms will be completed and submitted by M.B. Hodgson & Sons for which the transferee/purchaser of each lot will pay a fee of £75 plus VAT.
PENNINE DALES ENVIRONMENTALLY SENSITIVE AREA
The Land at Hardraw and Appersett, (Lots 1, 2 and 3) are entered into an Agreement under the above Scheme. That Agreement was renewed from 14th April, 2001 and will terminate on 13th April, 2011. The land is registered as Tier 1 Inbye and the annual payments for Lots 1 and 2 is at the rate for meadows of £150 per hectare whilst the annual payment for Lot 3 is at the rate for pastures of £82 per hectare. A copy of the Agreement can be inspected at the Auctioneers’ Kendal office. The sale will be held subject to a condition that the purchasers take over the Agreement and the vendors will use their best endeavours to ensure the Agreement, so far as it relates to the land being sold, is transferred to the purchasers by Natural England.

CSS/ESA ENVIRONMENTAL SCHEMES
The land is subject to a number of environmental and management agreements which attract annual payments. It will be for the purchasers to take over the responsibility for these agreements. The vendors reserve the right to alter the order of sale, amalgamate, withdraw or sub-divide any of the lots up to and including the time of the sale.

The Contracts and Conditions of Sale under which we are to offer the property for sale will NOT be read out on the auction day but will be available for inspection at the offices of the Auctioneers and Solicitors from 15th March, 2010.
